Each BLCH report must identify its data sources, geographic area, property type, reporting start and end dates, generation date, refresh date, filters, exclusions and whether figures are preliminary. A source is named only when it was actually used and authorized.
Calculations
Median is the middle observation after sorting; average is the arithmetic mean. Reports label the measure used. Duplicate listings should be resolved using stable listing identifiers where available. Withdrawn, expired, relisted and new-construction properties are handled according to the stated inclusion rules. Concessions are included only when the source exposes reliable data.
Coverage and exclusions
Geographic definitions follow the boundaries identified in the report. Private sales, off-market transactions, suppressed records and transactions unavailable to the source may be excluded. No report should imply complete or real-time coverage.
Revisions
Material corrections preserve the original claim, correction, reason, date and reviewer. Published reports may be marked corrected or archived; material errors are not silently overwritten.
