Reno–Sparks market: prices remain firm, with more room for thoughtful strategy
The newest June-data snapshot reported median prices of $715,000 in Reno and $590,000 in Sparks, with 1.7 months of supply across the two cities as of July 1. That is still a relatively tight supply picture, but it is not a reason to skip the basics: buyers should compare recent neighborhood-level sales and days on market, while sellers should price to the active competition—not just a hopeful headline.
Apartment construction is slowing, but the pipeline is still worth watching
Northern Nevada Business Weekly reports that multifamily construction has slowed amid high construction and borrowing costs, even as projects remain in the development pipeline. One early-stage item to watch is River Ranch Back 40: the developer is working through entitlements and engineering approvals, so its timing and final details are still preliminary.
A 40-home affordable rental project receives new support in Old Southwest
The Federal Home Loan Bank of San Francisco announced funding for the Housing Authority of the City of Reno’s Reno Avenue Development. The project is planned to create 40 one- and two-bedroom affordable rental homes in the Old Southwest neighborhood, with project-based vouchers for households earning 50% to 60% of area median income.
Development funding watch: Reno’s 2026 bond-cap decisions are near
The City of Reno says it expects roughly $17 million in 2026 private-activity bond volume cap to support tax-exempt financing for affordable multifamily housing. Selected applicants are expected to go before the Reno City Council in late July or early August, making the next few meetings a useful place to watch for project-specific decisions.
