Northern Nevada Housing Intelligence
June Reno–Sparks MLS results supplied for editorial review recorded 654 new listings across single-family homes, condos and townhomes, 615 sales and 1,060 active listings at month-end. Reported supply was 1.7 months. In the single-family segment, the median time to contract was 15 days while median time on market was 51 days, a gap consistent with uneven outcomes among individual properties. The latest regional dashboard, reporting July single-family activity, likewise describes constrained inventory across much of Northern Nevada. MLS-based figures are retrospective and may be revised as records are updated.
Pricing Discipline Remains Visible
According to the June Reno–Sparks MLS summary supplied for review, 27.5% of single-family closings had a price reduction before sale. The reported median reduction was 3.8%, or about $25,000; across all residential closings, the share was 28.0%. These are market-wide measures rather than a pricing recommendation for any individual property. Listing condition, location, terms, competition and current buyer activity should be evaluated independently.
Financing Mix: Cash Is Present, Conventional Leads
The June summary reported 164 cash closings, representing 26.7% of all residential sales, and 312 conventional-financed sales, representing 50.7%. The figures show that cash remained part of the local transaction mix while conventional financing funded the larger share of reported closings. Buyers and sellers should confirm current financing terms, proof-of-funds requirements and contract contingencies with their own licensed professionals.
Development Watch: County Housing Code Actions
Washoe County’s Envision Washoe 2040 implementation page lists several completed housing-related code actions in 2026, including incentives for smaller units and deed-restricted affordable housing, expanded mixed-use opportunities, an expedited process for qualifying attainable-housing projects, and small-housing and infill provisions. Separately, the County’s active ordinance page lists draft Chapter 110 amendments with a first reading scheduled for August 25 and a second reading scheduled for September 15.
